Rental Property Renovation & Unit Turnover in Toronto

Every day a rental unit sits empty between tenants costs money. What landlords and property managers need from a contractor is simple: a fair price, a date that holds, and a unit that is ready to show when the crew leaves.

We handle rental unit turnovers and renovations across Toronto and the GTA for individual landlords, small portfolios and property management companies. One crew covers painting, flooring, drywall, caulking and repairs, so a turnover does not depend on four different trades showing up in the right order.

Turnovers on a fixed schedule

Tell us the move-out and move-in dates and we plan the work to fit between them. You get a written, fixed-price quote per unit and a confirmed start date, so you can schedule showings with confidence.

Durable finishes that suit rentals

Rental units need finishes that stand up to wear and are cheap to maintain. We usually recommend water-resistant vinyl plank flooring, scrubbable paint in a consistent colour across units so touch-ups are easy, and mould-resistant silicone in wet areas. We explain the options and you decide.

Property management maintenance

For property managers we can act as a regular renovation and maintenance contractor: repeat turnovers, repairs reported by tenants, and small upgrades across a portfolio. Consistent pricing across units makes budgeting simpler.

Condo and multi-unit buildings

In condo and apartment buildings we work within the building rules for elevator bookings, work hours and parking, and keep common areas clean.

Frequently asked questions

How fast can you turn over a rental unit?

It depends on the scope. A repaint and recaulk is usually a few days; new flooring and repairs take longer. You get a confirmed start date and duration in the written quote.

Can you quote several units at once?

Yes. We can survey several units in one visit and quote each one, or price a standard turnover package for similar units.

Do you work with property management companies?

Yes. We work with individual landlords and with property managers who need repeat turnovers and repairs.

Can the work be done while a tenant is still living there?

Some repairs can, with the tenant's agreement and notice given by the landlord. Full turnovers are best done between tenancies.
